ABOUT Unique castle

Unique Castle Management Limited is a real estate consulting firm. The firm was registered in 2012 under Companies Act 486 and has since then continued to offer quality and affordable services to its esteemed clients. With about 10 years in the industry, Unique Castle has multidisciplinary professional team which is highly skilled with in-depth knowledge of the local property market. We are committed to continue applying innovative and proven strategies to create sound solutions to every day real estate challenges.

Mr. Alex Kamau is the Principal Director of Unique Castle Management Ltd. Mr. Kamau brings over a decade’s worth of experience in the real estate management sector. This has enabled him to create all rounded solutions for clients in both the corporate and private worlds with ease, delivering timely and lasting solutions to the company’s many clients.

He is a doctorate degree candidate at Jomo Kenyatta University of Agriculture and Technology where he is pursuing a business administration degree in finance. Mr. Alex is a member of state Agents Registration Board, Kenya Association of Residential Association, Institute of Certified Public Accountants of Kenya, Institute of Certified Secretaries, Institute of Certified Investment and Financial Analyst of Kenya by the virtue of his academic qualifications. He is also a certified competent communicator and leader by Toastmaster International.

Common area Management (Community/Residential Estate Associations)

We endeavor to ease your burden of responsibility in common area management typical in residential association estates under common area arrangements. We understand that for comfortable living, there is a need for the following support services.

  • Electricity and heating
  • Waste management
  • General repairs and maintenance
  • Cleaning services

These services are provided by external bodies, who, at times, can be challenging to deal with if working in isolation. Some of the corporate service providers such as KPLC, Nairobi Water, and Sewerage; Pay-TV service providers, among others, require excellent relationships to provide service to the service beneficiary more efficiently. There is also the need for trusted service providers for minor services such as an electrician, plumber, painter, carpenter, welder, and other artisans for good quality and reliable services. We take away all the hustle associated with procuring, retaining, and managing such service providers and act on your behalf to make them respond in a timely fashion and efficiently.

Our Responsibilities

  • Responding to general inquiries and requirements/requests from/to your estate
  • Conducting a regular inspection of your estate’s shared infrastructure
  • Organizing and coordinating repairs and maintenance
  • Preparing periodic property management reports
  • Acting as a liaison between your estate and various clients (The tenants and owners)
  • Collecting and collating data relevant to your estate
  • Ensuring the implementation of your goals/objectives/directives and duties as a collective entity (as set by the Estate committee)
  • Reporting/updating the management of departmental performance
  • Identifying and retaining quality service providers
  • Facilitating prompt communications to issues raised by internal stakeholders
  • Facilitating prompt communications to issues raised by external stakeholders (Including service providers)
  • Timely billing and service charge collection
  • Management of your estate’s records
  • Cost management for your estate’s expenses
  • Reconciling your books of accounts
  • Ensuring prompt payment of any statutory monetary requirements
  • Ensuring prompt communications, staffing, and supervision for support services
  • Facilitating the timely collection of rent
  • Ensuring the retention of tenants for longer, due to prompt and quality service delivery
  • Accurate and timely management of bills and collections
  • Efficient management of shared infrastructure and facilities such as swimming pools, gyms, lawns, lobbies, corridors, stairways, parking lots, spots, ramps, or other such areas, washing machines or laundry rooms, roofs of apartment buildings, elevators, washrooms in lobby area, driveways, and store rooms, fitness facilities, recreational areas and club houses among others.
